You may schedule a viewing by either clicking on the “Contact Us” button and filling out the form on the available property webpage, or by submitting an application for the property, in which case we will reach out to you to schedule a viewing.
Each prospective tenant, 18 years or older, must complete a separate rental application online – no exceptions. There is a $40 processing fee for each applicant, including co-signers.
Please note: we process applications in the order they are received. If an applicant fails to fully complete the application, the next applicant will be screened. The first application to meet established screening criteria will be approved for tenancy.
Once submitted, an application will take between 1–4 days to process. This may take longer if references do not respond in a timely manner.
Total combined verifiable gross monthly income of all adult occupants must be at least 3 times the monthly rent.
600 is the minimum credit score requirement. Please note, if you have any evictions on your record that is an automatic denial. If an applicant has no credit score, they are still eligible with a co-signer.
Yes. We accept co-signers to help with the income requirement, but not for poor credit. Co-signers must complete a separate application and pay the $40 application fee. Co-signers must have a minimum credit score of 650 and have a total verifiable gross monthly income of 4 times the monthly rent.

Yes. All tenants are required to have $100,000 of liability coverage. You have the option of purchasing your own policy or signing up for renters insurance through the tenant portal.
If a tenant does not meet the liability coverage requirement, they will automatically be enrolled in the Liability Landlord policy. This policy does not cover personal belongings and will carry a monthly fee which will be passed on to the tenant.
Rent is paid through the tenant portal and is due no later than the 5th of the month. We also have a 24 hour drop box for checks. No cash accepted in the drop box.
Non-emergency requests should be submitted through the online tenant portal. For an emergency, we recommend you call the office line. Our after-hours emergency line is 530-513-6492.
California law requires tenants to give 30 day written notice. This can be done through your tenant portal.
Every tenant has the right to a pre-move out inspection. The purpose of this inspection is to allow you an opportunity to remedy issues prior to the final move out inspection to avoid deductions from your security deposit.
Your security deposit, along with an itemized statement, will be mailed to the address you provide within 21 days of the lease ending.
